RED FLAG #1- AN OLDER HVAC SYSTEM  

When considering an older home, it’s important to be wary of the age of the HVAC system, especially if it still has the original one. Even if it’s not the original system, you should still pay attention to the age and condition of the HVAC units. Most HVAC units will have the manufacturing date written on a label on the side of the unit. But if you have a hard time locating it, try to visually examine the HVAC units for signs of proper maintenance, age, etc. instead. Doing so will you a general idea. Additionally, doing so may give you an idea of how well the unit was maintained. 

For example, excessive amounts of dust buildup or signs of corrosion on the HVAC unit can be an indication of a lack of maintenance over the years or an older unit. Keep in mind, just because the system is old doesn’t necessarily mean it’s bad. However, HVAC units typically last between 15-20 years, which is something you will want to remain mindful of in your planning. Ultimately, this could be a good point to negotiate if you decide to buy the house. 

RED FLAG #2- INCONSISTENT TEMPERATURE REGULATION  

As you walk through a prospective home, pay attention to temperature variations in different rooms. This may indicate inconsistent air regulation throughout the home. Check if one room feels stuffy or drafty compared to the rest of the home. While there could be multiple reasons for this inconsistency, it would be helpful to know about it beforehand. 

RED FLAG #3- AN UNPLEASANT ODOR  

It is also important to take note of unpleasant or musty smells as they may suggest an underlying problem with the HVAC system. The solution may require a duct cleaning or potentially a diagnostic appointment to appropriately assess and diagnose the issue. So, again it would be helpful to be aware of this ahead of time and keep your nose alert as well. 

RED FLAG #4- LOUD, IRREGULAR NOISES 

Another thing to be mindful of is strange sounds coming from the HVAC system. Unusually loud rattling, banging, clanging, or buzzing noises might suggest problems with the equipment, such as loose parts or worn-out components, etc. 

RED FLAG #5- LACK OF HVAC HISTORY OR RECORDS 

Lastly, if you think you have found “the one” after completing your tour of the house, it’s recommended that you ask for the HVAC system’s maintenance and repair history. If proper records are not available, it may indicate a lack of attention to the system’s maintenance, making it difficult to evaluate potential issues, which we would consider a major concern. Additionally, excessive repairs to a particular unit should also be taken into account as a red flag.
